Our Current Investments

RaiVu focuses on investing in markets around the United States with an emphasis on the Midwest and Southeast. Within these markets, the investment thesis focuses on value-add creation through renovations, utility passthrough, increased quality of life, and pertinent operational efficiencies in order to best leverage cash flow. These markets consist of assets in which improvements can be made to force appreciation, and thus improving the return profile for RaiVu’s investors, residents, and partners at large. Rather than being speculative, we seek value in creative ways that we can control in order to best maximize output and improve the asset holistically. The RaiVu team loves the Midwest and Southeast as they continue to grow in population size, availability of jobs, and expansion of industry. These areas are the future, and the team is excited to be a part of it.

99 Oaks is a 44 pad mobile home park located in the heart of Pensacola’s Northwestern growth region. Pensacola has a vibrant tourism industry with the “World’s Whitest Beaches, strong employers such as the Navy Federal Credit Union, and a strong military connection with three Naval bases that train naval aviators, aircraft maintainers, aircrews, and information warfare specialists. The park was acquired while it was 50% occupied, and we are working to purchase and resell new tenant owned homes to replace and fill the property.

Patriots Place is a 54 pad mobile home park located in Pensacola’s growing Northwestern region, along the major thoroughfare of 9 Mile Road. Pensacola has a vibrant tourism industry with the “World’s Whitest Beaches, strong employers such as the Navy Federal Credit Union, and a strong military connection with three Naval bases that train naval aviators, aircraft maintainers, aircrews, and information warfare specialists. With paved roads, city water and sewer and a majority of new tenant owned homes (2018 or greater) this 96% occupied park is a stable and durable asset. Our goal is to continue to provide a safe environment for our tenants.

Oriole Crossing Apartments is a 16 unit apartment located in the center of Avon, a rapidly growing town just outside of Indianapolis. This town is ideal for young professionals and families who want to live in a high-end neighborhood with a fantastic school system and plenty of amenities while remaining within a short commute of the city. We are currently undergoing renovations to provide a modern living space our tenants would be proud to call home.

Mockingbird Point Apartments is a 20 unit apartment located in a prime location across the street from the University of Arkansas Medical Sciences (UAMS) Medical Center, an 84 acre campus that’s part of the state’s largest research institution and largest public employer in the state. The UAMS Medical Center continues to expand, breaking ground in 2021 on a radiation oncology and proton center and a new surgical hospital. Our goal is to provide a temporary home for traveling medical professionals and patients who need quick access to one of the best hospitals in the country for specialized care, research, and education. We are currently undergoing a full gut-rehab to transform this property into a comfortable, fully furnished home for our tenants as part of a corporate housing strategy.
